In short, it makes sense to take a more granular look at the area in which you may be planning to buy or sell, as numbers can vary drastically.</p>

In addition to the challenges mentioned in the article, I&#8217;d like to add a few more issues to consider before trying to sell your home on your own:<span id="more-1560"></span></p>
<p><strong>1. Do You Know What Your Home is Worth?</strong></p>
<p>It&#8217;s a tough question. Tax records won&#8217;t give you an accurate answer. <a title="Zillow Zestimate Inaccuracies" href="http://www.zillow.com/howto/DataCoverageZestimateAccuracy.htm">Nor will Zillow</a>. Short of paying for an appraisal out of the gate, a real estate professional with access to your local MLS will have the most up-to-date data on home sales in your area. Ask for a CMA, or Comparable Market Analysis&#8230;</p>
<p><strong>2. What&#8217;s the Value of Your Time?</strong></p>
<p>Are you able to take time out of your day, maybe even come home from work, to show your property to prospective buyers? When you work with a licensed real estate professional, he or she can coordinate all showings for you, so you don&#8217;t have to take time out of your schedule.</p>
<p><strong>3. Do You Know Exactly What You&#8217;re Signing?</strong></p>
<p>There are a lot of documents required when selling or buying a home. Are you familiar with them all? Do you know what sorts of disclosures you&#8217;re legally required to provide? Are you comfortable reading a HUD-1 or settlement statement? Let an experienced real estate professional walk you through the process.</p>
<p><strong>4. Do You Want a Smoother, Less Stressful Sales Process?</strong></p>
<p>Then call a real estate professional. They&#8217;ll worry about all the details, so you don&#8217;t have to&#8230;</p>

Of course, no issue is ever that cut and dried, that black and white. But buyers have had a few luxuries—high inventory and low prices—that have made being a homebuyer much more appealing than being a home seller. The one luxury that buyers have had that often gets overlooked is one that is quite often undervalued.</p>
<p>Time.<span id="more-1544"></span></p>
<p>Over the past few years, buyers have had the luxury of being able to “sleep on it” before making an offer on a home they like. In most cases, they could spend a day or two, or even a week, and still come back to find the seller ready and willing to receive their offer.</p>
<p>Times are changing.</p>
<p>In the first few months of this year, I’ve already have several buyers lose a home they wanted because they wanted to take some more time with their decision. Of course, I understand why. Buying a home is a big, big decision. Buyers should consider all of the pros and cons and make sure they’re making the decision that’s right for them.</p>
<p>But these days, it’s becoming increasingly likely that there’s another buyer lurking around out there eyeing the same home you are. Here in northeast Florida, the data show that <a title="March Housing Market Stats for Northeast Florida" href="http://kimsandberg.com/2012/04/11/march-housing-market-stats-for-northeast-florida/">inventory is shrinking and sales are on the rise</a>. With fewer homes to choose from, and more buyers looking, it means we’re all beginning to lose the one luxury we wish we had more of…time.</p>
<p>As a Realtor®, I never want to come across as pushy or engaging in hard sell tactics. My job is to consult with buyers, help them understand the market factors at play in the particular area or neighborhood in which we’re shopping, and help them make an informed decision that’s right for them. More and more, unfortunately, I’m finding I have to remind buyers of an old adage we last heard back in the days of the real estate bubble…</p>
<p>You snooze, you lose.</p>

The first item was Warren Buffett’s statement related to how <a title="Warren Buffett is Bullish on Real Estate" href="http://www.cnbc.com/id/46538421" target="_blank">he’d buy up a couple hundred singe-family homes right now</a>, if he could (and as an aside, I think he actually could—here’s hoping he gives me a call if he’s house hunting in Ponte Vedra).<span id="more-1516"></span></p>
<p>I think Mr. Buffett’s statement speaks to the analytical, numbers-driven definition of “value” that we all jump to right away. After all, “value” is something that can be quantified, right? It’s about the numbers, so there must be a mathematical equation that always let’s us see the exact “value” of an asset.</p>
<p>But then I read <a title="Price of Your Home vs. Price of Happiness" href="http://www.kcmblog.com/2012/02/28/is-it-the-price-of-your-home-or-the-price-of-your-happiness/?utm_source=feedburner&amp;utm_medium=email&amp;utm_campaign=Feed%3A+KeepingCurrentMatters+%28The+KCM+Blog%29" target="_blank">this blog post</a> from the folks over at the KCM Blog. And I was reminded again of just how subjective the idea of “value” can be. This is especially true in the housing market, as the KCM Blog so eloquently points out.</p>
<p>The most important question I ask every new buyer or seller that I work with is this one – “Why are you moving?” The answer—whether it’s for a new job, better schools, more room, closer to the beach—tells me a lot about their motivations. It means we&#8217;re not just talking about the dollars-and-cents &#8220;value&#8221; of a home. We&#8217;re talking about the things a person, a couple or a family value the most.</p>
<p>This is a much bigger discussion. It&#8217;s &#8220;Values&#8221; with a capital &#8220;V&#8221; and an &#8220;s&#8221; on the end, vs. little old &#8220;value&#8221;. And when we start thinking about our &#8220;Values&#8221;&#8230;who we are, who we want to be, our families and friends and the things that really matter in our lives&#8230;that dollars-and-cents definition of &#8220;value&#8221; starts to look a lot less significant.</p>
